Hi, my tenant gave notice within the  terms of our agreement, the tenancy is due to end in 4 weeks.  He has almost certainly already vacated the property and I have not received rent owing for April.  He is leading me to believe he is still in the flat when I have information that he clearly isn't.  What are my rights to enter the property to check that that it is secure?

Regardless of the rent, you can't enter the property until the end of the tenancy. He may be living elsewhere but still have possessions in there. What arrangments have you made for the check-out and return of keys -,is he communicating with you at all ?

Thank you for your reply.  I have asked him to agree a time on the final day of the tenancy (I accept that this is difficult with the current restrictions), to check the property, return of keys and final readings etc.  I have received no response.

Do you have a properly protected deposit...?
If not, play nice..

Yes, the deposit is held in the deposit protection scheme so I am covered for the unpaid rent at the end of the tenancy.   My immediate concern is that the property is secure in the absence of tenant and lack of any replies to messages.
