Guarantor Deed or include in AST?

Hi can you please advise whether it is best to complete a separate Guarantor Deed or incorporate wording straight into the AST? thank you in advance for your help

Separate Deed is always preferred.
Technically I suppose if the tenancy agreeemnt itself was a deed then it might work but you will have the tenant and guarantor signing he same document and unless you have some pretty nifty (unique?) drafting then it will be very confusing to unlock the obligations at a later date.

Ink is cheap and paper is too.
Keep it clean and simple: two documents.

Make sure you understand the requirements of a deed
