Nightmare tenant homeless landlord

Hi im writing on behalf of my friend.
He purchased a property on a buy to let mortgage with every intention of letting the property however during that time he became homeless and moved in as his main home, it was during this time he met a lady and they began a relationship now in hindsight he should of googled her name because he would of become aware very quickly that this women was someone with a history of criminal behaviour property damage .
He invited her to live with him but the relationship didnt work and he asked her to leave, my friend is kind and didnt want to put her out on the streets and she told him she just needed time to fibd somewhere and would feel more secure if he gave her a 6 month tenancy and she woukd pay rent
No deposit given and a rent agreement came from whsmith i think anyway as soon as she got thst agreement and signed it he realised what a huge mistake he had made she was a secret alcoholic and began getting verbally and physically abusive to him he called the police and she showed them the tenancy agreement and the police removed HIM from the house , he went back a few weeks later and she had destroyed some of his belongings and smashed up items in his property he asked her to leave she refused waving the tenancy agreement at him, she has been there 5 months never paid any rent getting drunk every day  the tenancy ends december she said she likes it there she is not leaving , she has called to him  the police twice on him each time the police tell him to leave, hes homeless sleeping in his car he cant afford to live anywhere she ecen called the rspca to take his dog hes at risk of losing his job and is suicidal i really worry about him every day , what can we do this guy is a genuine kind kan who stupididly gave a tennancy agreement to the devil to help her feel secure until she found her own place but as soon as she got it her intention was never to leave never to pay rent and to destroy as much of his personal stuff as possible, she has a history of this and is known to the police but the police say its a civil not a criminal matter how does he go about gettingo her out, he is living hand to mouth and cannot afford huge court bills please help and advise me so i can pass info onto him pleasèeeeee

We can do nothing. Only he can.

Has he sought help from Citizens Advice?

He is effectively homeless, has he sought advice from Shelter https://england.shelter.org.uk/housing_advice/homelessness, or from his Local Authority?

Has he sought advice from a solicitor, potentially 30 minutes free https://www.citizensadvice.org.uk/law-and-courts/legal-system/finding-free-or-affordable-legal-help/:

Hi thank you for you're reply the council won't house him as they say he has a house  abd rhst he is working. The tennent is refusing to leave and intends to stay rent free as long as possible  dhe has thrown his car keys away when he was living there and he had to have new keys cut , assilted him, broke into his locked bedroom stole money and got rid of one shoe from every pair he had , stole valubles of his , hes begged her to leave as nowhere to go she says she doesnt care, can anyone recommend a eviction team he realises he was so stupid to draw up a tennacu agreement so she felt secure and woukd give her 6 months to leave shes never paid any rent any bills and her name is not even on the council tax in all purposes she doesnt exist but she does kuch to my friends dismay what can he do

He needs legal help. Tell him to contact a housing solicitor ASAP. Expect to wait over a year for possession.

You can help your friend by urging him to go to a law centre or the CAB asap.If you can,maybe let him sleep on your sofa to get some respite.It could be worth  trying the YMCA if there is one locally,their criteria for helping is a bit different I think.

That poor guy! He needs to start the eviction process because she hasn't paid rent. He might be able to get a hearing sooner if tenant turns out to have antisocial behaviour. What kind of tenancy agreement did he sign? Is it a room let or a house let?
