Can Manager of the house sue the tenant over rent arrears?

Good Morning,
I manage my sister's property (owner/landlord), I deal with tenants, sign the agreement wit them as a manager of the house (in the tenancy agreement I act on behalf of the owner/landlord). Can i therefore take a legal action against the tenant over rent arrears? I send late payment notices, I contact tenants directly- evidence of rent arrears. I would like to point out that my sister-owner of the house currently does not live in the Uk and she is recovering from the operation that is why I manage her house, so it will be very difficult for her to attend any court hearing if necessary in the future,

In a nutshell,yes.Your role is no different to that of a lettings agent doing full management.How long has the tenant lived there,and what action have you taken so far re.the arrears?
