My perfect tenants (yes they do exist) called me tonight to let me know they're giving me a months notice from 1st Nov.   I thought they must be buying their own place ..... But alas not!  She went on to explain they love the property and would happily stay there long term but the neighbours are just awful.  Arguing constantly, waking them in the night screaming at each other.  Terrible language etc etc.   They have just had enough of listening to it.   They are an aggressive couple and not approachable. In fact I'm sure it would make matters worse.
Has anyone got experience of this - what did you do? I'm worried future tenants will leave for the same reasons.  :-\

I have indeed had similar experience, more than once. One great tenant had to move into a hotel within a month of moving in, after the neighbour wrecked his own rented place, then ran amok smashing the shared gas pipes and threatening my tenant with a samurai sword.I won't bore you with the ensuing saga, involving the other landlord, police, mental health etc.I ended up very much out of pocket with a long term void.

If the neighbours are renting, then you should contact the landlord with a detailed account. If he refuses to take action, then you should contact the community police.Have other people living nearby had problems with them? If so,they may already be known to the authorities.
One of my  other flats had a high turnover of tenants, due to the couple above, similar to your case. They owned the place. My only recourse was to write to them, listing the various reasons my tenants had given for leaving, and threatening to make a claim for loss of income if it continued. It did have some effect, but  problem only really ceased a few years later when they split up.

Hi.  Thanks for the response. The neighbours actually own the property so think I will take your advice and contact the community police. What's worse is they have a young baby and a toddler. Hopefully they will split up soon!

You should seriously consider selling up especially if the nightmare neighbours own that property because Leopards don't change their spots and the Council ,Police etc will be shrugging their shoulders and shaking their heads for years to come .
