Nice tenant, but she won't talk to me?

Hi all - new to the forum!

I have a tenant, she's a nice enough girl, pays her rent (a bit wonky - some weeks early, some weeks late, but it's up to date).
I want to get the boiler serviced and the gas safety done, and inspect the flat but she just ignores me!
There's also a cracked window pane, all she needs to do is call the HA maintenance dept and they'll fix it for free, but instead she's put tape over it!

I call her and it goes to voicemail, I leave messages, she ignores them.
I text, she ignores them.
I write to her, she ignores the letters.
I go and bang on the front door she doesn't answer. Except the one time where she happened to coming back from work.

What should I do?   What position am I in legally due to the lack of a gas cert?

Send a letter,with proof of postage,and a saved text,giving the date for the inspection. You must give at least 24 hours notice.Tell her if she is unable to be there,you will use your right of entry in her absence.Then do the same again when workmen are due to call.  It sounds as if you pay a monthly maintenance fee that covers windows? Can't you arrange this,as the landlord?
If anything happened regarding a gas accident,her stupid behaviour would not count one jot in your favour.You owe it to yourself to ignore this passive aggressive nonsense,and get the work done,with or without her cooperation.

Hmmm... A stiffly worded & "signed for" letter seems to have woken her up. She's called me and will check her work rota on Monday and organise an appointment for the boiler.
I forgot to ask about the window, I was too shocked she actually called!  Still, none of it's actually happened yet but we're off to a flying start!

I wouldn't go in without her permission. Right to entry or not, it seems like the tenant who values her privacy .Any attempted entry without her explicit consent might cause a dispute which you don't want on your head.

Well, I'm half way there. She wasn't in when I went round to inspect the place. BUT she was in when the heating engineer called to service the boiler and do the gas safety check! Result.
Shame that he found a slight issue with the pump, but hey I have my cert! We'll see if she lets him back in to change the pump.
