Hi - I have an agent on a tenant find only fee agreement and they have indeed found a tenant and are proceeding with checks. what document checks would you ask to see evidence of ?  eg references, credit checks etc  or should I trust what the agent tells me?

If it's a credit check, they'll issue you with a report - it'll be a simple one-pager - it will have "PASS" or "FAIL" or "ACCEPT" or something like that written on it. You can delve into things in great detail if you so desire, but at some point you need to trust the service that the Agent will use to do the checks. There are other checks... ID in the main for their Right to Rent. It is a fine to be a bit edgy... the Agent is unlikely to care much after they've been engaged for Tenant Find only. In that situation I do the viewings etc. myself and ensure I feel comfy with the prospective Tenants. You may have done this, you may not.
