Hi All,

My tenant reported an issue with the washing machine. The engineer that attended removed a pen, button and a piece of limescale from the impeller (i think) and the drum and replaced the heating element.
After couple of days a new error was reported with the sensor which was also replaced.
Now I'm getting yet a different error so think it's time to replace it.



The washing machine is around 6 years old Whirlpool. I think the average life should be 10-11 years.

I'm thinking of asking the tenant to pay for both the repairs and the replacement.

Do you think that's fair?

The pen and button may have caused the impeller not to turn but they would not have caused the heating element or a sensor to fail.

I wouldn't try to penalise the tenant.

Sound as though you have a duff machine. What model no. is it?

I would try to be pragmatic and accepting of this... depending on the nature of the Tenant... have they been there long-term, or do you expect them to be? This might seem like it doesn't affect things - it's a black-and-white issue, but I always think it does. If you have a good long-term Tenant who, generally, looks after the property and who you think can learn from their mistakes and continue paying you rent for a long time... take the hit. Get yourself onto John Lewis (.com, not any man with that name) and go for the full service... which includes removal, installation, disposal, training... and go for something like a Bosch.

If your Tenants are, basically, scum... maybe you'll look at it differently... but there's always the next Tenants to think about.

6 years isn't bad.
