My tenant has been in my property which was the family home for 20 odd years.  It was originally on thr condition he had a reduced rent for keeping up with the maintenance as we moved to Spain.  He hasn't actually done this and the property is a mess but that isn't really what I want to know.

My husband died here in Spain four weeks ago and I want to move back "home" to be near my family.  I understand the Covid regulations will change in October to allow me to give him two months notice then.  Does anyone know what date in October?  I hope he will go willingly as I need my home back and to get it back to standard. 

I am sorry for your loss.I don't think anything has been officially stated for sure, regarding a date for the changes.I am sure you have given this some thought,but a bit more time to mull things over might not be such a bad thing.,unless you had already come to regret moving to Spain and were intending coming back anyway.Good luck.

We had been here 18 years and I wanted to go back five years ago to be with my family but my husband didn't want to leave.  So I am more then ready to go but thank you.  Just worried that my tenant won't!

I am reading some things between the lines that make me concerned the Tenant won't want to leave either... 20 years is a looooooong tenancy... that person has done more than put down roots... and you've let it out at a reduced rent... for how long? All the time? Did you ever increase it, even modestly? What level under the market would you say it is currently at? If it's a huuuuuuuge amount, then you've probably got a fight on your hands. I wouldn't be making firm plans until you have vacant possession... I mean, don't turn up one day, with a moving truck, expecting the house to be empty just because you think you ended the tenancy... verify it's empty before you do anything that will cost you time, effort or money... because you can easily see how you might have a Tenant doing an impression of a limpet here. They may be unable to find anywhere else within their means if the rent is sooooooo low and something they've just got used to over 20 years.
