Late Rent payments

Hi, just wondering if someone could give me advice please. 

Our tenants have been with us since 2009 and really love the house.  However, the rent payments are late and once I query it , it normally takes 2 weeks to get the payment.  I know I should be grateful that we do get the payment but it is extremely time consuming chasing up on a regular basis.  I don't put on charges for all the chasing up I do.  I have requested going round to sort the problem or even having a telephone conversation but these have been ignored.  I think one problem is he is paid every 4 weeks and not monthly, so again I'm happy to work with him as long as I get my money on time.

Housing Benefit is also paid every 4 weeks!

I would change the payments to every 4 weeks, and see how they go.

If it's getting that bad though you can issue a sec 21 and end the tenancy.

Maybe write to them offering the new payment dates, and stating the action you will take if the rent is not paid on time?

No. You are providing a service / facility to someone - you should expect to be paid and to be paid on time.

If the Tenants will not communicate with you then, maybe, it is time for a Notice to focus their concentration. You could serve a Section 8, Ground 11 or even just a plain old Section 21. It is very unlikely you will want to follow this through, so it is a bit of brinkmanship on your part... you are serving what is effectively notice that you will seek eviction and possession of the property.

It might get them talking to you... there is nothing worse than a lack of communication when a problem exists.

If you are successful in opening dialogue, maybe - if your hunch about them being paid every 4 weeks is correct - you could offer to reset and ask for rent every 4 weeks as well... but, to be honest, it's all just pretty simple budgeting and if they can't handle that I'd not think changing the rent frequency is going to help a lot.

The simple fact is - no-one likes to chase and no-one likes to be chased... so if there is a solution it'll work out well for everyone.

I have the same situation with a LHA Tenant that I am trying to 'train' over many, many months. It's a long slog. We have both agreed my Tenant does not like to be chased for outstanding rent. I have agreed with the Tenant that I do not like to chase... that remains our mutual starting point.   ;) Hopefully we'll get there.

((£Monthly Rent * 12) / 52) * 4 = £4 Weekly Rent.

£500 * 12 = £6,000.
£6,000 / 52 = £115.38.
£115.38 * 4 = £461.54.

£461.54 * 13 (4 x 13 = 52 weeks = 1 year) = £6,000.
