Boyfriend wants to move in?

Hi

I rent a property in Leeds and am a new landlord and appreciate your advice on this.

The flat is a 2 bedroomed basement with 2 x double bedrooms both ensuite and currently let to 2 very nice girls. Tennancy ends at the end of June 2015.

One of the girls has asked if their boyfriend can move in until the end of June.

I have no issues with this - but what is standard protocol here?

Do I need to draw up more paperwork?
Do I say yes - but ask for a bit more money?
Do I say yes - fine thanks for asking?
Anything I need to be aware of?

They have said they will probably be moving out at the end of June - they always pay rent dead on time.I don't live anywhere near Leeds so they could have moved in and said nothing!

The boyfriend needs to have a contract which is separate from the girls, that way if the girl moves out leaving the boyfriend in situ you do not inherit a sitting tenant.  I think it fair that you can charge for the cost involved for the contract and you'll need to determine what happens with the deposit too, you'll be refunding your girl tenant if she moves on and the boyfriend if still there will not have given you a deposit.
Which is fine as it isn't a legal requirement but just decide on these things beforehand.
