Hello,

I have rented out a small holding  within the last few months but it's becoming increasingly obvious our tenants are not all they appeared to be. There have been a list of little queries along the way such as their rent being paid by a third party, late or early. Their half a dozen well behaved dogs that in their words " weren't allowed in the house" seem to be multiplying and are often pictured on social media lounging around in the house. Also, there always seems to a mad rush to have them caged before myself or tradesmen arrive (it was agreed at the time of entering that there were a few odd jobs outside that would be carried out by myself/tradesmen hence our presence) not that I mind as the dogs  appear very aggressive and the tenant has since informed one is "trained to kill".  We have had 2 independent parties approach us to inform that they are owed "large sums off money" from the said tennant and the second, an elderly lady reported pulling over nearby the property(its next to a main road) and being aggressively told to move on. The most recent incident has been an item we had removed from the house during the time of renovating which we had left in one of the outbuildings being listed and sold by the tenant on a social media sales page. It's my first rental property so apologies if I am appearing niave or over analysing of them but there's a real gut feeling things could sour quickly and I'll  end up with glorified squatters and a large court bill to get rid of them.  Looking for some general advice really on the best course of action. What did your prior background check/credit check show?

To me, sounds like you should get them out asap, but that may only be at the end of your initial rental term (6 months?)

What sort of checks did you do,and were the references genuine? Are these dogs pitbulls? I assume you confronted them about selling your stuff,what did they say? On the face of it,you are in danger of letting them take control.I would issue 21 at month 4.

If you feel uncomfortable - and you think that's to do with these Tenants, rather than just anybody - then you should make the right moves to end the tenancy at the earliest opportunity.

Even more so if you feel you've been misled. It's one of my pet peeves... I don't tell lies to my Tenants, so why should they tell lies to me? I have had it.

I also tell people to "move on" when they park-up near my home, though... after all, they have no reason to be there unless they know me or are delivering something to me.
