Witness signatures

I am a new Landlord about to rent my first property and have paid an on line solicitors for an AST contract in which I can fill the dates and party details out myself.

Is there anything in particular which qualifies a person (or disqualifies a person) form signing as a tenant or landlord witness to the contract?

Hi Martha,

Not really, but I would avoid immediate family and/or your spouse. But perhaps a close friend or extended family member that is responsible and looks good on paper e.g. employed, no criminal record, over 18 etc. Mainly just common sense stuff.

My AST has space for Landlord and Tenant(s) only. No Witness needed if both those parties have signed. You obviously have copies for both parties, both signed.

If I am managing the property on behalf of someone else... then there is space for Landlord, Manager and Tenant(s) to sign.
