Hi, I'm quite new to this so any help will be most appreciated. The lettings agency found a new tenant for my flat, he moved in a couple of weeks ago. Since he moved in he has complained that the heating, hot water and cleanliness are inadequate and  says the property is damp causing his clothes etc to smell, mold to grow and him to begin to feel ill. The previous tenants had no issues with any of this and he has agreed the inventory.

I know from living in the property that it does suffer from condensation if not well ventilated but we have never had these issues. We live 200 miles away so can't easily visit, he has sent pictures that don't seem to show anything too bad. He will not be satisfied by our advice to keep the flat ventilated and is insisting that we should make improvements which we have no intention of making. I just know he is not going to stop hassling us! Any suggestions? We know the flat is OK, it's old but reasonable and after all he did see it before he took it on. I really really don't need the hassle I'm getting from him - should I offer to make a few upgrades, offer him an early release or something else?

Thanks for any advice.

No, I wouldn't.

Just suggest he moves out, and do a handover as quickly as possible.

If he still objects phone the council yourself and get there housing officer to inspect, and follow any demands they make, nothing more.

Make sure you go to this meeting.

Try and make it first thing in the morning.

Fire your agent, ask for a refund, try again..

Good luck mind, I feel for you.

I would offer an early surrender, your re-let costs to be paid, as I'd never be happy if someone wasn't happy in a property I'd let to them. In the long run that might be the least inconvenience. If this offer is refused, then it's an acceptance of how the property is.

Thanks, very helpful, think early release sounds like the best option.
