Hi,
I've got a question regarding the end of a 6 months AST. If I understand correctly, the tenants do not have to give notice and can leave on the last day, OR, if they choose to stay, will automatically enter into a periodic tenancy in which case they and I as the landlord can then give notice.

My tenants have just told me (4 weeks prior to the end of the AST) that they will move out. What do I need to to, to ensure they actually do move out (as I will need to look for other tenants and want to make sure they can move in right after the first AST ends).

Serving a section 21 doesn't work as this requires 8 weeks notice.
Would a notice of surrender, signed by myself and the tenants be the right thing?

They've served notice on you. They can't go back on it. You don't need anything else. A Section 21 is not 8 weeks at all, it's at least 2 months.
