We are getting a one of visit from a telephone engineer to visit our property. I'm trying to do it at a time that my tenant is in. Do you do the same thing with trades that you don't have a business relationship with? Are there rules? Rather ask a stupid question than get it wrong.

With the various trades I always see it as my responsibility, as Landlord, to be there to accompany them. The Tenants can be there if they want and the Tenants can be there alone (again, if they want), although - as I'm paying - I prefer to sign things off and I think I've got more experience than most Tenants (especially the young ones). But I don't expect the Tenant to be there to chaperone the trade-person because I am not there. This would be the same whether I had a relationship with the trade-person, or not.
