I need to set up a new tenancy agreement. Any templates available which is up-to-date with the current laws?

Or can you point to me a place where I can "buy" one please?

I just had a look at the online AST agreement which can be generated using rentify(dot) com, but it doesnt give any guarantor information.
Is that required? Can it be enforced if the tenant doesn't pay the rent?
