Missing Tenants! Housing Benefit Stopped!

Any advice or comments welcome.

I last checked a property of mine with two DSS Tenants in in January. No problems and they keep the property very clean. On the last payment slip from the council one of the tenants was left off meaning only half was being paid. I rang the HB office and they told me that they had a tip the missing tenant was no longer at the property and had suspended payments until they heard from the tenant that they were in the property.

This was last Friday since then none of my attempts of contact with either tenant have been successful. That's phone calls straight to answer, texts not replied to, letters hand posted ignored and knocked at the door at different times of the day. No lights on either. Both tenants know they have to inform me if they are leaving the property unattended for any amount of time (holidays) etc.

Posted written 24 hour notice of inspection posted today with notice that I will let myself in if no one answers the door. So I'm going in tomorrow and would appreciate it if anyone has spotted something I've missed legally or has experienced similar (happy endings please).

Do not let yourself in unless you have there permission you could end up with the police knocking at your door and cautioning you just has happened to us!

Thanks for the advice London79. As my other thread says I went in to find the property abandoned. I think it's one of those "damned if you do" moments in being a landlord. I'm amazed that the police cautioned you. I know a tenant can refuse entry but if there is no response I would have thought that would indicate compliance. I would certainly challenge the polices right to caution me under those conditions in the courts.

I hope you served notice on the tenants.
