Absent tenant who pays his rent

Hello all
Im sure this is not an unusual set of circumstances but i'm after some advice as to how to proceed. My tenant has been in a house i own (i lives elsewhere) since june 2021 and the agreement was not renewed this june, maybe a failing on my behalf but he paid on time and wasn't destroying my house so was, mistakenly, quite relaxed about the situation. This summer it has become apparent that he is not living in the house and is living with his gf in a different town due to some personal issues and he has asked me due to this to communicate with him thru this gf. I met with the gf a cpl of weeks ago and voiced my concerns and she advised she ould pass the message on and have the tenant make contact with me.  I am getting concerned as the house is not being lived in/heated and am getting increasingly worried that the house is going to degrade as a result of this. Since this meeting i have sent both him and his gf messages and left voicemail but neither are getting back to me.
As i'm not able to speak with him i am unable to communicate my wishes that I want them to leave the house and as a result i am now unsure as how to proceed.
Any help and guidance would be appreciated

Serve notice via S 21,before Michael  Gove abolishes it.You need to give 2 clear months,in writing to the rental address,and I would also send additional communication via email or text if you are able to.I take it that all documents were served when he moved in,deposit kosher etc.
Have you arranged to inspect the property to see what state it is in since he moved away?

Heavykarma, thanks for your reply, yes tenancy agreement is in place and deposit all in order. i have been inside 2 weeks ago, its a bit messy, not the cleanest but no damage thankfully. I will look to get the s21 raised and sent over as you advise, thanks again
