How much do I deduct from the deposit for a stained mattress? (Inventory check in states dirty marks on the bottom) Now at check out it has large yellow stains and small blood stains. There was a brand new mattress protector at the start of tenancy but this was left black with dirt. The mattress is two years old.

Is it a standard stained mattress, or a special stained mattress?

I'd say about £17 for a standard one... maybe about £154 for a special one. Other than that it's hard to say (not enough real detail here, bit ambiguous... but I hope my range has provided you plenty of food for thought).

Also deduct for the mattress protector, of course. It's all adding-up now...

Thank you, I thought about £20 so great! Yes, I deducted for the mattress protector too.The students agreed to all of the £900 worth of deposit deduction! Hope the next ones are better!
