Gas safety certificate

Hi there,

I was wondering if anyone would be able to help me with some advice. I'm looking to rent out my property, and have been looking at the requirements needed before I rent it out. One of these requirements is a gas safety certificate- there's no gas in my property, but do I need one to say there is none?  Sounds silly, but it's the sort of thing you can get caught out on so just want to check!

If their is no gas in the house you don't need one.

Thank you! Hoped that was the answer, but thought I'd check so I didn't get caught out later in the process!

Actually - I could be wrong here, but the Gas Safe Certificate is usually performed against gas appliances, so it might be possible for you to have gas, but no appliances, and still not need a certificate.

Obviously I cannot understand your full situation from a small blog...

Above post is incorrect - the Gas Safety Certificate CP12 is for installations AND appliances.
However it is unlikley there is an installation but no appliance  ???

I can only assume cooking and heating is electric?
Please make sure you are not under the misapprehension that an LPG bottle connected to a cooker or other portable heater is excluded from requiring a CP12 ... is it not.

As an aside: If its wood or coal heating then you should consider a carbon monoxide detector...if the damn fools can ever draft some legislation that makes any sense it would become compulsory...but for £12 I'd rather not risk a baby dying in my property.
