Hi guys,

I'm in a bit of a predicament. My tenants gave notice but I live abroad so it'll be just over 2 weeks after they vacate before I return to the UK to carry out the checkout inspection. I understand I have to return their deposit no later than 10 days after the inspection - is that correct?

No later than 10 days after agreeing how much each party will get.

That said, the outgoing Tenants should not really be inconvenienced by restrictions or limitations in your movements, I'm sure you'll agree on that being a reasonable Landlord. I hope you can get it all agreed up-front with... communication is key.

If you have Tenants who wish to do anything underhand... the gap between the tenancy ending and the Check-Out Inspection could easily be used by them to say "anyone could have gone in in the meantime and made all that damage"... Tenancy end date, Check-Out, Deposit split agreement and Deposit repayment all on the same day is a fine, fine idea.
