My property was being managed by an agent. Last year the rent should of been increased end of March but the letting agent done nothing and I stepped in and had to do it. This took it up to June.  I am now managing this property myself can I put rent up when it is supposed to go up, or does it have to be 12 months from when it actually went up.

The reason the rent is going up is because it was reduced for the tenant to move in on the understanding that it would go up over the next 'few' years.

1 year after the last increase, unless by mutual agreement.

It's not the Tenant's fault that you (yes, you, as the Agent is you in the eyes of the law) didn't have your eye on the ball last time. Sorry.

You don't need to justify why the rent is going up.

Sorry, am I missing something here.  one year after the increase.  Does that mean what is written on the tenancy agreement or one year from when it actually went up?

One year after the increase.

Am I speaking Dutch? Is what is written in the agreement an increase? No. Is the increase an increase? Yes.
