I have a 3 bedroom flat and have four people interested in renting it. They are mum, dad, son (25yrs old) and daughter (28yrs old). I understand this would therefore not fall within the HMO regulations. I'm in Scotland and will be letting it out with a 6 month short assured tenancy agreement. Previously I have only let to a single person or a couple and their names have been on the agreement. Do all four people need to be named on the tenancy agreement and sign it.

It is up to you.

As all names are joint and severally liable, given the "boys" are adults I would get them to sign as well.
