Insurance for Leasehold Properties

We are in the process of buying a leasehold flat to rent unfurnished.

We have been advised that three different insurance policies are needed:

1. The landlord (not us) - for the building and grounds.
2. Us as the owner of the flat for the non structural parts of the flat including doors, internal non structural walls, toilets, sinks, fitted kitchen etc
3. The tenant - for their belongings and personal property

Is this correct and if so does anyone have recommendations for the owners policy which does not cover the building but does cover fixtures, fittings, doors and walls.

You just get Landlord's Insurance... this is all pretty normal stuff.

It's not mandatory for Tenants to have Contents Insurance.

The Landlord (Freeholder) will sort out the Buildings Insurance and bill you, probably via the Service Charge.

Talk to a Broker, maybe?

I am really a bit stuck here.... I talked to the insurance company we use for other properties and they said that they cannot insure just fixtures and fittings.

I cannot take out a building insurance because that is covered by the landlord. I cannot take out a content insurance because that is for movable objects but not for things like the wooden flooring, sinks, basins, internal doors, carpets etc. So, if the flat burned down, the building is covered by the landlord, the tenants property by the tenants content insurance, however the things we own would not be insured. We cannot be the first to face this - any suggestions?

Hi Lambourn,  I had this trouble with my flat as I pay for my buildings insurance yearly via my Landlords agents. I tried to get normal Landlord insurance and it would have covered both buildings and contents and would have meant double cover on the buildings and I didn't have any contents only as you say carpets, sink, oven etc. I managed to find cover. It was slightly more expensive than i'd have liked but thought it was worth it. I can't remember the company I used now (helpful) but will look at my paperwork and get back to you with the company.
