Hi. I have a 3 storey HMO which comprises of 8 bedrooms (no cooking facilities in these rooms) they share 1 kitchen, 1 dining living room, 2 shower rooms / toilets.
There is also a 1 bedroom self-contained flat, comprising of a shower room / toilet, kitchen / living room, 1 x bedroom.
I have a linked fire alarm system currently in place, but I am getting different versions of what should be in place.
Is there anyone out there with knowledge of what I should have in place?
I would be grateful for some guidance.
Regards
Paul

What does your most recent Fire Risk Assessment say about alarms?

I have passed a recent HMO inspection being fully HMO compliant. Then 2 weeks later a fire risk assessor has "recommended" a new system as the old one isn't suitable. Who do I believe?

Who did the inspection?
Were they as qualified in Fire Risk Assessment as the actual assessor?

a fire risk assessor has "recommended" a new system as the old one isn't suitable.

You ask the assessor (in writing) to provide details of why the existing system isn't suitable.

If they reply that it "doesn't meet current regulations" then you ask them in writing to please identify which regulations apply to your HMO, and which aspects of those regulations the existing system does not meet.

If they are unable to answer these questions then they are not qualified to assert that the existing system is unsuitable.

If you passed all the requirements why did you need a further assessment? Some of these companies are trying to sell stuff, and they can scare you into spending more than is needed.
