Letting Agent refuses to oversee Tiling Job of the Bathroom

Dear All,

I need advice on Letting Agent refusing to oversee Tiling Job in bathroom for rented flat. I am having to do all the leg work. Is he in breech of his contract. Although Contract does not state how work is expected from the agent with regard to repair of the property.

Any advice will be appreciated.

What do you want them to do?  Stand in the bathroom door and make cups of Tea?

We cannot tell you what your Agent's terms and conditions are like, we've never seen them. If I employed an Agent on a full management basis, I might expect them to arrange quotes, recommend an option (probably their preferred, tame, workman), arrange logistics and sort out billing. Your word "oversee" seems like you expect more, but maybe it is just the word you chose?

If you are not happy with the level of service being provided by the Agent, and it sounds like you aren't, then you should be sitting down with them and having a chat so you can both set your expectations properly. If there is no common ground or compromise, you should part ways.

Probably better doing this than talking about breaches of contract... I find that often gets people's backs up from the start.

I would check your contract for example
2   Services Excluded
2.1   The following are not part of the standard Service provided by the Agent:
a)   Preparing specifications, obtaining tenders and supervising substantial repairs or alterations;
