Problems with Letting Agent

Hi,

I have been using the same letting agent for nearly 3 years and have not had any issues until recently. I am now receiving the rent approximately a week late and have had to email them to query this. I have asked them to provide me with a copy of the tenancy agreement as I have not had any confirmation of the end date of the current tenancy. This was requested more than a month ago and I have still not received it. I have asked if the gas safety certificate is up to date, and have not had an answer on that either.
I am considering giving them notice but at what point do I contact the tenants to notify them that I will take over the management of the property? Thanks in advance. Smithy

If you decide to do it, certainly before the next rent is due... once you get the Tenant sending the rent directly to you, instead of the Agent, you can be quite sure they'll be seeking you out (if your Tenants agree to just do it, of course) then you can have the discussion...

Thanks for your reply. I think I will definitely be giving the letting agency notice.

If you're allowed (without losing the Tenant or paying an exit fee). Check the Terms of Business you signed.

I can give them 3 months notice or pay a fee to terminate it immediately.
