Hello everybody.
Just a quick question if anybody has time to respond we would greatly appreciate it.
We are Call4Help a team of professional gas engineers and plumbers that run a 24hr helpline for tenants nationwide. Our main objective is to reduce bogus and needless callouts at your expence.

We primarily run it for letting agents at £30 per year per property. We strive to resolve as many issues as we can over the phone, reduce emergencies and minimise damage to the landlords properties. If we can't resolve the matter, we then send your regular plumber a full report of what's required.

Would many self managing landlords be interested in this service?

Hmmm. Depends. My radar goes up at letting tenants make the calls directly to plumbers or gas etc: usually this results in unnecessary bills for the landlord. If a landlord has property they want to see if they can do it themselves ( kid stuffed something in toilet/ broken flapper....) or if a pro is actually required. If they pay a property manager, then the manager would need to go see and make that decision as part of his duties.

Thank you, I agree with you that some landlords do try and resolve the matter themselves first, but there are a lot of landlords that either haven't got the time or the confidence to attempt simple repairs.

We have saved landlords lots of money by fixing simple tasks over the phone, and stopping emergencies in their tracks by talking tennants through situations, reducing potential massive property damage is a daily occurrence.
If an engineer is required to attend, we then send the agencies and landlords a full report and they make the decision who and when to send to the repair.

Our main role is to prevent needless callouts at your expense, our services at present work with letting agencies only but we will soon be offering this to the individual landlord who self manages.
