I started using a new letting agent to manage a block of studio apartments. When the first lot of rent came and was missing rent from one of the studios my agent told be that she had not paid. After a few months my agent said they would start the eviction process, then informed me the tenant had disappeared and moved out of the country. I was then told someone else was moving in and was told a few months later again after no rent was paid to me that they had decided against it.
When I told the agent I was coming to inspect the property she informed me that a new tenant was moving in later that week and even provided a tenancy agreement (this person never existed)

After many issues with the letting agent over other properties I decided to change agent. The tenants were informed by my new letting agent of the change of management. when my new agent arrived to change lock of the studios I had not had and response from  after an abandonment notice was served, they discovered a tenant I was not aware of. In fact the same tenant who I had been told had moved out and never paid rent.  The tenant showed me a AST with the bank details changed by hand and signed by the same person who set up the tenancy more than a year earlier. The tenant also showed bank receipts for payments into the unknown account.


What can I do?
can I find out who he has paid?
The agent is denying that they knew about the tenant.
