My tenants (a couple) have been in the property for 2 years but have now advised me they are separating with 1 moving out but the other 1 wants to stay in the property - which is fine, I have said that is ok,  they have been good tenants.
My dilemma is - what about the deposit I hold and deposited for them both? The tenancy Agreement was in both their names. I would not normally refund this deposit until the property is vacated, which it isn't going to be yet, but when it is refunded it will be to the 1 left there. Is this something for the tenants to sort out between themselves? Or do I need to end the Tenancy Agreement, refund the deposit - and to whom? and start a new one with the tenant that is remaining?

Tenant issue.
You should find out if the 'Lead Tenant' on the deposit is staying or leaving.  You are obliged to deal with the Lead Tenant regarding the deposit so you might need to change the Lead Tenant registered with the Deposit Service you have selected.
