Hi, only recently joined , so complete newbie. I have been renting a property out for a while, but have recently found out i need to get an electric fire that was installed at the start of the tennancy , PAT tested. The fire in question was brand new when fitted and is the type that is secured to a surround which is fixed to a chimney breast with a standard plug  and flex.. I have have checked various sites on the internet for some clarification about this matter but can only find info which refers to "portable electrical appliances ". any help would be much appreciated.

There is no legal requirement for you to carry out a PAT test.
Legally the applicance must be safe at the start of the tenancy that's all.
If it was fitted at the start of the tenancy and was brand new assuming it didn't fall of the back of a lorry in the Ukraine it will most likely have the CE mark.  I assume you kept the receipt (for tax purposes if nothing else) and you have the manual for maintenance purposes, and no defect has been reported by the tenant?

You are good to go.
If it's a letting agent that told you that you need it PAT testing then start to worry about the agent and be prepared to dump them soon.

Do you actually understand that PAT stands for Portable Applicance Testing - which is why you can only find information on portable electrical appliances...
