Tenant in Arrears - Advice needed

I am an owner (along with 2 other family members) of a house which has been let for a couple of years. In recent weeks I have found out that the tenant in the house has not paid any rent for one reason or another and has given a multitude of excuses. The person acting as the Landlord is no longer in a position to deal with the situation and I am now going to be dealing with it. I understand that I have to advise the tenant under section 48 that a change of landlord is occurring. What I am worried about is, will the arrears be transferred across and will I be able to serve a Section 8 on the tenant to get rid. One hasn't been served as yet as the previous landlord kept giving the tenant the benefit of the doubt and apparently the council do owe some money to us which I am waiting to find out about. I have been told that I need to give the tenant a new tenancy agreement which I don't want to do as I am owed 6 months rent.

It is all a bit of a mess and any help would be appreciated.

I am no lawyer, but the Freehold hasn't changed title, so there is no change in landlord, you are just one of the landlords, so go ahead and serve away with your details, but include all three names on the correspondence.
