Chargable rent when claiming benefits

Hello,

I am a first time landlord, I have no mortgage and decided to rent out my 3 bed property in east sussex unfurnished to friends.
I claim benefits (dwp,income support and motability allowance).How much can i charge for rent alone pcm and not  get my benefits stopped or to pay tax?

I think what you are asking is more a benefits-type question rather than a landlord-type question, and you would be better off posting on a benefits forum where posters can give knowledgeable advice targeted at the particular benefits you are on. Of course, you may get lucky and find someone here who can help. I should think - but I may be wrong! - that income is income, and that your income from lettings would be treated the same as earned income.

Note that the tax people and the benefits people won't care how much you charge your tenants in rent. It's your net PROFIT from lettings (after expenses are taken off) which will be relevant to your tax liability and benefits eligibility.

As said you would need to check this with a benefits advice group.You will obviously and quite rightly not be able to get extra income without it having some impact on your benefits and tax liability. One landlord piece of advice that is set in stone however,never ever let to family or friends.You need to make sure that you are fully compliant with all your legal obligations,don't think this will be simple,do your research.
