Hi all, how often do we need a legionella check, im confused been told every year, every 2 years and every 5 years, help please.

Please be careful of advice received from websites (including my own) and always do your own research.
Obviously I cannot understand your full situation from a small blog....

The law doesn't prescribe anything in terms regularity of assessment
Once you assess you are ok but you should reassess in case something changes in your system e.g you replace a boiler

Depending on your property and setup it may be a very simple task and to update the review annually ...maybe of no hassle at all and can be done as part of an inspection visit.  (By the way I am assuming you are not paying someone to do it)

If you have a new tenant pack or new contract it doesn't hurt to include a clause in there about cleaning (mention shower heads) which will demonstrate further that you have considered this/informed the tenants

Great question,

My single rental property has an instantaneous shower and a combi boiler, so from that link provided by theangrylandlord, it appears low risk.

However, with hindsight I would have added a clause to the tenancy agreement (which is now static periodic in case it is relevant) before the start of the tenancy, which put the responsibility of cleaning the shower head on the tenant.  I didn't have such a clause in there.

What is the best practise procedure for getting such a clause added to a tenancy agreement.  I obviously dont want to terminate the existing one and start a new one.  It needs to be easy for all.

Seriously, just leave it. The risk is infinitesimal. Remember it for next time, your current Tenant will not be in residence forever.

Defo...do not do any real work on this....
Some of us are unfortunate to have properties in rental selective property licence scheme areas.... (Do not get me started)
It doesn't hurt to download a form and fill it in just have it ready to show you have complied...
Of course most people will "back date" an assessment form if they are ever asked for it  ;)
