Left Belongings query

vening everyone.

I'm the landlord of a property where the tennant has finally gone after 5/6 months of non payment. When she left the estate agent was there and asked her to sign a written note saying she was giving them possession and had removed her belongings. Well I went to the property today and there is a lot of stuff left behind which is such an inconvenience. Agent seems to think that as she has signed it's just a matter of clearing the place but I know there are rules around left possessions. In this instance as she's signed something to say she's taken what she wants am I Ok to dump the stuff? Nothing of any real value just clothes, some papers, kids toys etc.

I see no ships.

Plus, I have this signed document from the Spanish Admiral agreeing all the ships have gone away.

Thank you for your replies. I was just concerned as I googled and saw all this stuff about 90 days etc and didn't know if signed doc would cover it. You know how the law works against the property owner in all these circumstances. From the sounds of it the girl had some serious problems, so I do feel bad for her but I have been pretty firm, I just want to keep myself right! I have rented the property for 6 years and never had any problems till this year, it's really put me off to be honest, I'd sell the place if I thought I wouldn't make a loss but for now I'll have to start the search for a new tenant  :(
