Hi

Can you please help, on 21st sept 2013 i  let my house on a AST tenancy for 6 months, it was to a man and his girl friend. they both signed the AST Agreement now they have fallen out and the lady has asked the man to leave which i have a feeling he will leave as he is scared of her. The man is good at paying his share of the rent whereas she keeps delaying and not paying full  she has been behind, now she wants to keep the house but i dont want to give it to her as she has messed me around a lot for rent.

The man is going to give me one months notice will the notice apply to both? will they both have to leave? what if she does not leave?

The reason she has paid full uptodate rent now is because she wants me to sign a new tenancy agreement with her after the mans one month notice is finished.

Can someone please advice me how i can take her out too as i know she will stop paying rent after i sign agreement.

Should i give the a section 21 notice too? what date should i put on it as i read that it is important that it is correctly dated.

thank you for all your help as i really appreciate it. i am a new landlord not sure what i should do.

I'm risking alot answering this as it's a public forum.

1. Some sort of accident that's not an accident, only looks like one.  A car crash is unpredictable and cars are quite safe nowadays so I'd avoid that idea.  A better method would be one I saw on The Hunt for Red October staring Sean Connery.  Basically he threw a cup of tea on a slippy floor, broke a guys neck with his bare hands and made everyone believe he'd slipped on the tea!  As it's icey I'd advise you use the same tactic but choose a slippy, icey pavement as your location of choice.

2. If you're not capable of the above hire a hit man.  Unfortunately I don't have any contact details for you and from watching TV, the cops (in America at least) love pretending to be hit men to convict you of a crime.

3. Invite the tenant around for Tea, but instead of normal Tea get some Polonium tea bags made up and brew hers up with those.  Polonium-210 should do the trick but for goodness sake do not get the 2 brews mixed up, you'll regret it in the long run.

That's the best I can come up with at this late hour.  I will add more if I think of any.

The AST ends 21st March.

They both have to pay the rent till then.

Do not relet the place, write to them explaining they can not end the tenancy early, they are both liable till it ends.

Explain given the circumstances, although you should give two months notice, i.e. from 21st Jan, as a gesture of goodwill you will let them both leave of the 21st March.

Then do your thing.
