Tenant 2 months in arrears and not communicating

I could do with some pointers here please. I have a tenant who is 4 months into a 6 months AST via a lettings agency. They have this week fallen 2 months behind on their rent (i.e. 2 payments) and are not responding to telephone calls or letters. I'm starting to refresh my memory on Sections 8 & 21 notices, however, I'd appreciate some guidance from the more experienced on the route forward. I've been burnt before by a lettings agency just letting things run and want to be pro-active this time to the point of getting the tenant out if necessary.

Honestly I think you need to be having this chat with your Agent.

You are paying them to manage this for you, and therefore they should, even with a push from you, do all that is right to get the tenant out.

At the very least give them 2 months notice of the end of the AST, then go to small claims for rent owed.
