Possession Notice Wales

Hi, I need to serve a possession notice on my tenants, as we need to move back to our rental property. They are still on an AST, I have until end April to convert contract to a Standard Occupation Contract. Can I serve notice under the existing AST? I would like to give six month's notice, as they have been great tenants & want to allow time for them to find another property, thanks a lot.

Don't give 6 months, a friend did that to be 'nice'. Tenants turned and they had to go down the court route in the end with that delay included.

I have a similar issue. My tenant moved in on a one year fixed term but I would like to issue a section 21 as I wish to move back into the flat. Can I issue section 21 after ten months have passed of the fixed term? Or do I need to wait until the fixed term has ended to issue section 21? This is in England.

Thank you. I'm trying to work out if I can serve notice under the AST, as the rules in Wales changed last December, but we have a 'Grace' period up to April 30th. From 1st May, the tenancy has to change to a standard occupation contract, with minimum 6 months notice. We no longer have Section 21 available.

The situation in Wales doesn't help. I'd imagine that if you try and 'game' the system by issuing a non standard 6 month section 21 notice that then crosses over the new agreements will cause all sorts of issues leading to failure maybe.
