No replies is not a very good recommendation!
If these are considered not very good, where does everyone else use please?

Not wishing to sound like an advert here, but...

When I was a landlord and had ditched the services of estate agents, I always used OpenRent for advertising and tenancy creation.

Having the right words in a Tenancy Agreement is only a part of what you have to do when creating a tenancy and I found that the OpenRent online platform made the whole process super easy.

You don't need to advertise your property via OpenRent if you don't want to but if you take the 'Rent Now' package, then the advertising is effectively free. https://www.openrent.co.uk/our-pricing (https://www.openrent.co.uk/our-pricing)

A well-formed, even pretty, document will not save you. Understanding the contents will help, and you are hardly likely to obtain that understanding from something you've had no skin in. Understanding people will help more. I'm sure you know this.
