Pro rata rent

Hi
Can anyone give me some advice on calculating pro rata rent? My tenants moved in on 25th of this month but want the rent payment date moved forward so that is paid at the beginning of the month to coincide with their salary payment. I'm thinking they would make a payment of a few days/week and then on the final month this would be credited back to them.

But is this the correct way and what is the best way to calculate it.

Isnt that just 7/31 * monthly rent for July, then start billing monthly.

I would say that it is important to get their agreement on this too.  You really dont want them bitching about a day here or there in 12 months time.  The longer game is more important.

I seriously would. I treat Tenants with respect, but everyone knew what date the tenancy started and when rent is due, right? Changing stuff around is just a recipe for confusion. It's a simple calculation, yet you are struggling over it, and it'll cause the same confusion at the eventual end of the tenancy.

(Monthly Rent x 12) / 365 = daily rent.

(£500 x 12) / 365 = £16.44.

Thanks for your reply. I have told tenants no in the past to this request but then the problem I had was the rent was continuously a few days late and I want to try to avoid this again.
