Letting agent dissolved in April, but still operating

Hi,

Any advice,

I've just found out that my Letting Agents company dissolved on April 19th.
He has still been trading & even told me in June he was registered with NLA & the Ombudsman.
I've contacted the Ombudsman but will have to wait till they've "investigated", is there anything I can do in the mean time to get my property back, the tenant only has 2 months left of his contract.
In addition to this the letting agent purchased a fridge in Feb with out my permission, he bought a 2nd hand fridge with a 3 month warranty!!
The fridge has broken down & the letting agent is insisting that I have to buy another one, even though I have argued that I would never have bought or agreed to buy a 2nd hand machine if I had been told in the first place!!???
This is just the tip of the iceberg, there are other issues, but too much to go into, so any help/advice with the above issues would be gladly & gratefully received.

Serve your tenant with a Section 48 notice (hand delivered) and ask the tenant not to make payment to the agent any more, but to make future rental payments direct to you (and ideally by standing order directly into your account).

I'd just double check that you're not in breach of any management terms with your existing agent, but if the company you had a contract with has dissolved, I would imagine that would be over and done with too.

Ultimately an Agent and Landlord should be a relationship and a commitment from both sides to work together.  If you don't trust you're agent, or if you don't feel that your agent is working for you, drop them regardless.

You need to send a letter to your Agent informing them that they are no-longer your Agents, stating reason trading illegally. Basically sacking them.

In addition to this you may have missed the deadline to give notice to your tenant before the end of the tenancy agreement being 2 months before the end date. Example if ends 31 September you have to hand in 30 July (one day before). I had missed my deadline and it would'nt be recognised in court.
