Very Important Question- Urgent Answer

Dear Landlords
I have a rather important question, I own a house in London and it has an independent one bedroom flat attached to it.
Two months ago I decided to rent the flat to my daughter's friends who work and study in London. We signed a one year tenancy agreement with 1 months rent deposit. We started having problems with them after 2 months. The girls are very rude, parties and very loud music on all the time and they had a falling out with my daughter.We tried warning them more than once but without luck. The situation has become out of my hands. I basically want them out of my flat. But the contract is for 1 year! Is there a way to throw them out before July 2013?

Hi,
Check your contract details as landlord you have the right to give them 2 or 3 month notice to leave your property I would advice on finding a lawyer to speed up the process.

Please ignore LandlordRepairs, I don't think he knows the law here.  If you've entered into a one year contract with no break clause then you are both obligated for the fulll term.  Unless you think you have grounds to issue a Section 8 notice.  Find Landlord's blog for more on this, it is not easy and success is not guaranteed.

Apart from helping you avoid drafting mistakes on the forms (which tend to send you back to the start of the process again), a solicitor can do nothing to speed up an eviction process.
