Hi All.

I'm planning on serving my tenant section 21 tomorrow, this is my first LL tenancy but just after just 16 months this tenant has become very abusive and aggressive, all because I wanted to check the property for legionnaire and check smoke alarms etc
Can anyone state the correct procedure for doing this please, I've read so much I'm confusing myself.
The 6Month AST ends the end of this month, rent payment is usually 1st of every month.
The details I would be stating, give the tenant 2 months notice, and the date I would like him to be moved by is the 2nd of January 2017.

Can anyone let me know if this is correct please?

I've served my tenant section 21 taking him up to 2nd January to be out my property, but he has asked by text message to have until the 2nd February because hes working? He's reason been him and the lads are working??? The cheek of it he's got at least 3 other males in the house without my permission!
Any advice on what best to do?
Because of he's behaviour I would say no, but if it goes to eviction then we'll be looking at at leat another month any way.. Is that right?

The deadline is just moving further along each time... don't do it.

However, asking someone to find new accommodation for 2 Jan could be perceived as a little bit evil... everywhere will be closed or on slow-time for the preceding week or so. Challenging. Obviously not impossible...

You're right..
Thinking... I'll contact him and  say "providing you keep with the rent and its up to date, I will you give you till the  Monday the 9th January 2017 and then charge him for the weeks rent. As I do feel a bit of a meany saying the 2nd Jan.
I feel as though I should be saying something regarding the other guys in the house, by the way he's just saying 'lads in the text message makes me furious to think he's letting them stay without asking me or  notifying me beforehand and properly making money out of these staying (can't prove it) but the way he's been  with us I wouldn't put anything past him.
Would you just let this go regarding the sub-letting because he's going to be eventually out soon anyway
