Hi all,

Going round in circles here trying to get my facts straight with the Landlord/Coronavirus situation before replying to my student tenants.

I have three student properties and the student tenants in one of my HMO's have emailed me to ask for a reduction in rent as they are facing 'Financial Hardship' due to losing their jobs. (PT Costa Coffee jobs) The tenancy ends on July 8th so I only have three months of rent due.

These students have caused a considerable amount of damage so only have half of their deposit due back to them (So far!) so I'm less willing to be a helpful Landlord (To put it politely!)

Any advice?

Decline the reduction in rent request? No-one has suggested that is on the cards... it's evictions that cannot proceed while the crisis is ongoing. Rent is due at the rate it always was.

I am worried that they refuse to pay anything for the remainder of the tenancy if I don't?
