Hi All,

My tenant has become unresponsive for over a month, and hasn't paid rent for 2 months.

I tried to call them but it goes straight to voicemail. I think they've changed their number (not blocked me). I've even been around knocked on the door but no answer. I sent them a few letters a couple of weeks ago but they are still there (i can see them on the floor through the glass door.)

My question is, what should i do, how can i prove that they've left. I've already issued section 21 but that's going to kick in at the end of Nov.  So now i'm thinking to issue section 8 as that might be sorted sooner.

If there is hearing for section 8, do i have to pay?
im guessing the tenant wont turn up. what happens then?
