Good morning, first time poster here.

I have a joint tenancy coming to an end where one of the tenants is leaving and the other wants to remain for 3 months.. This is fine by me.

As I understand it, at the end of the current agreement, a rolling periodic agreement doesn’t apply.

So, I am thinking that a new 6 month AST would work with a clause allowing 1 months notice to be given by the tenant.

Are there any other options?

Are there preferred AST agreement downloads that others use and how do I add in a one month notice period?

A fixed term is a fixed term... the "at least" one month notice period comes with SPT.

If you wanted to create a fixed term that is not really a fixed term then I think you're gonna have to come up with some writing of your own... like a SPECIAL CONDITION or something. The whole point of a new 6 month AST is that it's for, er, 6 months (or more).

Well, if there's no new agreement, and when the existing fixed term comes to end and one of them stay, then there will be a periodic tenancy.... with both of them as tenants........

There's nothing stopping you from agreeing a contractual monthly periodic tenancy with the one who wants to stay, but you wouldn't be able to give any section 21 notice for 4 months. Alternatively, there's nothing stopping a say 3 months fixed term tenancy.
