Hi , wonder if anyone has any advice to help a very stressed landlord, I'm a  first time landlord and only 1 Tennant, I want to issue a section 21 to the Tennant , the original agreement contract date was 26th month , she moved it to the 16th but always pays 2 weeks late at the end of the month, she has been in 3 years , what date do I use as the eviction get out date ? The original ? The one she should be paying on or the one she does pay ? It's so confusing, I don't want to get it wrong, she's a nightmare

I realise this response doesn't give you the answer you want... but it's the only issue the rent is 2 weeks late each time? Are you saying there's no mounting arrears? If so, be careful what you wish for - the grass isn't always greener. As to the question - the documented date, not the late payment - entirely undocumented - date... that's hardly relevant, even though it's reality.

The only requirement in this case is that the notice be "of at least two months" from deemed date of service. If you're in England, then it must be on Form 6A. For Wales, it merely has to be "in writing".

Hi, thanks Hippo, thanks for your reply , I've been letting he off with with the 2 weeks late, it's now stretched to a few  weeks now  and no sign of payment, her X boyfriend kicked in both my doors , a radiator "fell" of the wall  , other bits of damage, internal door missing , various knobs , doesn't answer phone or text messages,.....and painted a pine staircase white ! And not very well either 🤣 I've now decided after 3 and half years think I want my house back , sorry that was a bit long Janet X
