I have never done this myself,so need to make sure there are no slip-ups.I manage the flat,but the deposit was protected and all information was dealt with by the agent who found the flat.

I assume I can download the wording of the document.I have seen mention on here though that all the legal papers given at the outset have got to be attached again-have I got that right?

The tenancy commenced on 11th.Nov 2017,so I can now give two months notice,plus a few added days ?

When agents have done this for me they have hand-delivered.I am intending doing the 2 post offices method,with proof of postage.

I know the place is going to be in a state,and I will need to claim on the deposit.Should I arrange an inspection well in advance,and provide the tenant with a list of issues that need sorting out,to give them a chance to do this,or just wait until the day they are leaving? I expect to be out of pocket even if I get the deposit.

The police have contacted me yesterday,the neighbour they have accused of noise etc.is now reporting the tenants for harassment and making false accusations,and two other neighbours back up his version of events.The woman is very unstable,and I need to be very detached and  do it all by the book.

Any tips most appreciated.

Don't need to issue docs again if they've already been served.

2 post office method is a good idea with just proof of postage not signed for.

Obviously if deposit doesn't cover damage etc you can make a separate claim.

Pre inspection with recommendations would be nice but you've said she's unstable, would this work?

Thank you so much Riptide.You may well be right about the inspection.Even if I give them a list,I very much doubt they will do the work.Just trying to cover myself !

Just like with Check-Outs, as a Tenant is preparing to leave I send the draft Check-Out document at least a few weeks before the actual date and this contains my expectations of what should be done... and gives the outgoing Tenant at least an idea of what the Deposit deductions might be if they're not. Sometimes Tenants decide to mow the lawn, sometimes they think the £35 I would want to deduct is a better deal. If gives them that heads-up so they can decide where the expend their efforts. The same could be done after serving a Section 21; rather than along with it. I like Section 21s to be uncomplicated, simple, clear... attaching a crap-load of other documents potentially dilutes it, somehow, I think.

Section 21 provides at least 2 months.
With around 1 month to go - send along a separate Draft Check-Out document for review and comment; it still gives a reasonable time for a normal person to do effectively anything.

It might work.

Thank you.I  think I will pay the agent to do this check and report.I am full expecting her to kick off when they get 21,and I can't trust myself to keep my big  gob shut if she starts ranting (it seems everyone,including the woman from the Environmental Health,is out to get her and telling lies)
I am probably catastrophizing,but I am determined not to give her anything she can turn into allegations against me.
