Hi all,

I manage a large HMO.
The the tenants want to choose who moves in.
I want to minimise gaps in occupancy.

Can I incorporate a clause into the contract that states:
The tenant that move out need to find the replacement tenant, approved by the rest of the tenants, and the current tenancy only ends when the new tenant's contract starts.

I have done it as a live-in landlord
Can I do it as a live out landlord or agent?
